Standard Management Fee

of the nightly rate per booking

One flat fee covers our full suite of management services. No hidden charges, no surprises. Additional services like handyman labor or hot tub maintenance are billed separately and transparently — you'll always know what you're paying before any work begins. All rental revenue is paid directly to you through the booking platforms — we invoice you separately each month through QuickBooks for our fee and any additional services rendered.

Note: Our fee is calculated on the nightly rate only. Cleaning fees are charged directly to guests and paid directly to cleaning teams — they are never included in the 20% calculation.

Third-Party Vendor Repairs At cost Vendor invoices are passed directly to you at cost with no markup. Coordination is included in the standard 20% fee — you only pay what the vendor charges.
Common Questions

Frequently Asked.

No. Our agreements are month-to-month. We earn your business by performing — not by locking you in. Either party can exit with 30 days written notice. Active guest bookings at the time of termination are honored through checkout.

We list and manage properties across Airbnb, VRBO, and other supported booking channels via Hostaway. We also set up a direct booking listing to capture reservations outside third-party platforms, which reduces their commission fees and increases your net payout.

Payouts go directly to you. You'll have your own account connected to the property through the booking platforms, so all rental revenue is paid out directly to the property owner — we never hold your money. At the end of each month, we send you an itemized invoice through QuickBooks covering our management fee, any add-on services rendered, and any coordinated vendor expenses. You pay that invoice separately. Simple split: the platforms pay you, you pay us.

We provide quarterly lodging and sales tax summary reports to assist with your filing — but tax responsibility remains with the property owner. We cannot file or pay taxes on your behalf. We'll make sure you have everything you need to stay compliant.

We guide you through the short-term rental licensing process for the Town of Buena Vista and Chaffee County, and coordinate required inspections. However, owners are legally responsible for obtaining and maintaining all STR permits — we cannot file permits on your behalf. We'll walk you through exactly what's needed.

What's included in the 20% is the coordination — identifying the issue, sourcing the right person, scheduling the work, and overseeing it. The actual labor is billed separately. If Jordan handles it, that's $75/hour. If it requires an outside contractor or vendor, their invoice is passed through to you at cost with no markup. Either way, you'll know what's coming before work begins — we get your approval on anything above the agreed emergency threshold (typically $500) before we proceed.

We handle everything on the ground. You're responsible for the ownership side: homeowner's and STR liability insurance, obtaining and maintaining your STR permit, paying all sales and lodging taxes, funding repairs and maintenance costs, HOA compliance (if applicable), and keeping a recommended maintenance reserve to cover operating expenses. Simple rule of thumb — we handle what happens at the property, you handle what comes with owning it.

Major capital improvements or construction management, licensed trade work beyond coordination (electrical, plumbing, HVAC), structural inspections or engineering evaluations, legal or accounting advice, insurance claim negotiation, and guarantees of occupancy rates or rental income. Any service not in our standard offering requires a separate written agreement.

Jordan and Carrie Euler live and work in Buena Vista. Buena Vida is their business, and every property in the portfolio gets their direct attention — not a remote team, not a franchise operator, not someone who's never been to Chaffee County.

Jordan spent years directing outdoor programs and served as Deputy Executive Director at a Colorado guest ranch, overseeing 22 buildings, managing guest services, and handling the kind of hands-on operational problem-solving that comes with running a working property in the mountains. He also brings hands-on construction and skills in the trades to every project. Carrie is the heart of Buena Vida. She runs the day-to-day — bookings, owner communication, vendor coordination, reporting — and is the primary point of contact for every owner and every guest. She also brings a genuine eye for design to every property: staging homes, organizing and labeling spaces, and making sure each place feels polished and intentional. That attention to detail is what drives strong reviews, higher occupancy, and the kind of guest experience that keeps people coming back.

Jordan Euler

Jordan spent years as a Director of Outdoor Adventure Programs and Education before serving as Deputy Executive Director at a guest ranch in Colorado for seven years. In that role he managed guest services, oversaw 22 buildings, handled day-to-day maintenance and groundskeeping, and was the person who showed up when something broke — whether that meant assessing a structural issue, troubleshooting a mechanical system, or solving a problem that didn't have an easy answer.

That background — not just construction, but operations, guest experience, and real property management — is what he brings to Buena Vida. He lives in Buena Vista, knows the area, and approaches every property the way he'd want someone to approach his own.

When something needs attention at one of our properties, Jordan is the one who goes and looks at it. That's not a selling point — it's just how we operate.
